Why is my home value on Zillow so off? Let me explain.
Hi there, I’m Stephanie Carter of the Monarch Team at Keller Williams. Most people know that location and condition are the most important factors when pricing a home. It’s the very reason appraisers have to go in, in order to assess the value. Obviously Zillow can’t do that. Texas is a non disclosure state, and only MLS has accurate sold information. Zillow is using information that is put in by For Sale By Owners, which is typically 10 to 20% off of the actual value. Bottom line is estimates in Texas are way off.
